Selling a home today has become increasingly more difficult. Years ago the standard contract form was one page. Today’s standard contract is from 11 to 20 pages, including all the required disclosures.
Why is that? Sellers have been sued for making the smallest statement (with good intentions) and their words are taken as misrepresentations.
Some sellers are so anxious to sell their home they start giving everything away, from refrigerators, lawnmowers and other valuables.
